Roof Maintenance Programs
Most roof failures are slow. A pipe boot starts cracking in year five. Granules start shedding from the valleys in year seven. By year ten you have water in the attic. A real maintenance program catches all of that before it becomes a claim, and adds years to the roof's working life along the way.

We run maintenance programs for residential and commercial roofs across Greater Austin. The program is straightforward: scheduled inspections, debris removal, gutter check, sealant touch-ups, and a written report with photos. Small repairs covered by the program are included; larger work is quoted before we touch it.
Most premium shingle warranties (and most commercial membrane warranties) require documented annual inspections to stay in force. Call (512) 270-8084 to set up a program that fits your property and keeps the warranty intact.
Who should be on a maintenance program
A maintenance program pays for itself fastest in these situations.
New roof installations where the manufacturer warranty requires it
Roofs over 5 years old where small problems are starting to appear
Homes with heavy tree cover (debris, abrasion, organic growth)
Roofs with a history of repairs
Commercial properties where a leak shuts down operations
Premium shingle lines where warranty depends on documented maintenance
Out-of-town owners who cannot walk the property regularly
What the program covers
Scheduled visits
Frequency is built around the property. Most residential programs run once a year. Heavy-tree residential and commercial roofs typically run twice a year. Post-storm visits are added at no charge after major events.
Full roof inspection
Same depth as our standalone inspection: roof walk, attic walk, photo documentation of every penetration and any wear.
Debris removal and gutter check
Leaves, branches, organic growth, anything that does not belong. Gutters checked for blockages and proper drainage.
Sealant and flashing touch-ups
Small re-seals at pipe boots, vent flashing, and exposed nail heads are included in the program. These are the spots that fail first if ignored.
Photo records year over year
You get a written report with photos after every visit. Year-over-year photos let us spot wear that no single inspection would catch.
Repair quoting
Anything outside the program scope is quoted separately. No surprise add-ons.
Program options
We tailor the program to roof type, age, tree cover, and any warranty requirements. Every program is custom-quoted to the property — no boilerplate tiers.
How pricing works
Every program is quoted to the property. Roof size, type, slope, visit cadence, and the level of access all factor in. We do not run boilerplate tiers because no two roofs have the same risk profile.
Get in touch and we will walk the roof, talk through what makes sense for your situation, and put together a flat written quote. A maintenance program almost always pays for itself: a single prevented leak repair frequently covers years of program visits, and that ignores the extended roof life and any insurance claim avoidance.
Why choose Lakeway Roofing
