Getting started

Inspections, estimates, and what happens before any work begins.

Yes. There is no fee for the inspection, no obligation to book any work, and no high-pressure follow-up. A roofer climbs the roof and walks the attic, photographs what we find, and you get a written assessment — and if the roof is fine, that is what it says.

Written estimates are valid for 30 days. No pressure tactics, no expiring same-day discounts — you get a clear scope of work with good-better-best material options side by side and time to make the decision.

No. Most homeowners are not home for the inspection itself. We just need access to the property and, ideally, to the attic. We share the report and any photos by email.

We proudly serve the Greater Austin area including Lakeway, Austin, Cedar Park, Round Rock, Dripping Springs, Bee Cave, Georgetown, Pflugerville, West Lake Hills, and Spicewood.

Yes, Lakeway Roofing is fully licensed and insured. We carry comprehensive liability insurance and workers' compensation coverage for your peace of mind.

Roof replacement

What a full replacement involves, how long it takes, and how payment works.

Signs your roof may need replacement include: shingles that are curling, cracking, or missing; visible daylight through roof boards; sagging areas; excessive granules in gutters; and a roof that's 20+ years old. We offer free inspections to assess your roof's condition.

Most residential roof replacements are completed in 1-3 days, depending on the size and complexity of the project. We work efficiently while maintaining our high quality standards to minimize disruption to your daily routine.

Every roof is quoted to the specific home — size, materials, pitch, and complexity all factor in. We provide a free inspection and a flat written estimate, valid for 30 days, with good-better-best material options. Flexible financing is also available.

A 50% deposit is due when you approve the estimate, and the balance is due on completion — after the final inspection and cleanup. You never pay the full amount before the work is done.

Decking condition can't be fully verified until the old roof comes off. Every sheet gets inspected during tear-off, and anything soft or water-damaged is documented with photos before it is replaced. Hidden damage like this is the one part of a roof that can't be quoted in advance, which is why we photograph it and walk you through it rather than burying it in the invoice.

Permits and HOA approvals are typically the homeowner's responsibility unless they are written into your estimate. We're happy to walk you through what your city or HOA usually requires before work begins.

Repairs & maintenance

Smaller fixes, leak repairs, and keeping an existing roof healthy.

In many cases, yes! If damage is limited to a small area and your roof is otherwise in good condition, repairs may be the most cost-effective solution. We'll give you an honest assessment and never recommend more work than necessary.

For active leaks and storm response we aim for a 24-hour turnaround. We can usually get a temporary tarp up the same day so the water stops while we schedule the proper repair.

Roof repairs, leak repairs, maintenance work, partial replacements, and other service work carry a 1-year workmanship warranty on the specific area we worked on. Full roof replacements carry 5 years.

Yes. Scheduled inspections, debris removal, gutter checks, sealant touch-ups, and a written photo-documented report after every visit. Most premium shingle warranties and most commercial membrane warranties require documented annual inspections to stay in force — our records satisfy that.

Storm damage & insurance

Hail, wind, claims, deductibles, and what Texas law actually says.

Most hail damage is not visible from the ground. Damage to shingle granulation, small chips, and dents on metal components are easy to miss without climbing the roof. A professional inspection is the only reliable way to confirm it.

In most cases yes, minus your deductible. The factor is whether the damage meets your carrier's threshold. Our free inspection tells you that before you decide whether to file.

No — Texas law requires the homeowner to pay the insurance deductible, and a contractor offering to "waive" it is breaking the law. We document the damage thoroughly and support legitimate supplements instead.

No. The claim stays in your control. Our role is documentation thorough enough that the carrier has nothing to argue with — photos, measurements, and code documentation — and we're happy to meet your adjuster on the roof.

Wind and hail are weather-related claims, not at-fault, and generally do not raise premiums the way an at-fault claim does. Your carrier can confirm the specifics for your policy.

No. Tarps and dry-ins are temporary by nature — they keep further water out of the home while the claim or repair is scheduled. The permanent repair follows as soon as the claim allows.

Materials

Shingles, metal, and what holds up in Central Texas weather.

We work with leading roofing brands including GAF, Owens Corning, CertainTeed, and Atlas. We offer asphalt shingles, metal roofing, tile, and other materials to suit your home's style and your budget.

For Texas homes, we typically recommend impact-resistant shingles or metal roofing. These materials handle our intense sun, heat, and occasional hail storms better than standard materials. We'll help you choose the best option for your home and budget.

Class 4 is the highest impact rating under the UL 2218 standard. Shingles like Owens Corning TruDefinition Duration STORM carry the Class 4 rating along with a 130-MPH wind warranty and algae-resistant granules — and many Texas insurance carriers offer a premium discount for them.

Impact-rated metal handles standard hail without functional damage. Cosmetic dents on softer profiles can happen with very large hail. Standing seam is the most dent-resistant option we install.

Opposite. Metal reflects more solar radiation than asphalt, especially in lighter colors. Combined with proper attic ventilation it typically reduces attic temperatures and cuts cooling bills.

Warranty

What is covered, for how long, and how a claim works.

We provide a written 5-year workmanship warranty on full roof replacements and a 1-year warranty on repairs and service work. Additionally, manufacturer warranties on materials typically range from 25-50 years depending on the products selected.

The workmanship warranty is our promise that the installation itself is done right — it covers defects caused by improper installation, and we repair them at no charge. The materials themselves are covered separately by the manufacturer's warranty, which typically runs 25 to 50 years depending on the product line.

Yes, once. The workmanship warranty may be transferred one time to a new property owner within the first year after project completion, provided we are notified in writing.

Notify us in writing and give us reasonable access to inspect the issue. We need the chance to inspect and confirm coverage before any repairs are performed by others — if another contractor works on the affected area first, the warranty may be void for that area.

Financing & payment

Paying for the roof without the lump sum.

Yes. Flexible financing is available through Enhancify, and prequalification does not affect your credit score. We work with trusted lenders to provide payment plans that fit your budget.

We accept cash, check, credit card, and financing. Payment is split into a 50% deposit on approval and the balance on completion.

Yes — for every new roof we complete, we donate $250 to a local charity of the customer's choice. Lake Travis schools, youth sports, local initiatives: you pick where it goes.
